The Turkish real estate market is actively gaining momentum among foreigners. In this regard, the government, by controlling migration processes, is trying to get the maximum benefit for the economy and introduces new rules and restrictions related to the acquisition of housing by foreigners.
One of the necessary papers for TAPU registration is "Döviz Alım Belgesi" (the so-called currency exchange certificate from the bank). A foreign buyer needs to exchange foreign currency for Turkish Lira and obtain a certificate that the amount necessary for the purchase was sold by him to the Central Bank of Turkey. In this case, the amount must correspond to the cadastral value of the purchased housing.
The certificate "Döviz Alım Belgesi" is provided to the Cadastral Office even before the official conclusion of the purchase and sale transaction. Currently, this certificate is a prerequisite for concluding a legitimate real estate purchase and sale transaction for foreigners.
