New rules for posting housing ads in Turkey

A system for checking ads for the sale and rent of housing on specialized websites will be launched from the beginning of the New Year. The main goal is to protect property owners and tenants, and prevent sublease schemes.

The following rules will come into force from January 1, 2025:

• Ads for the sale or rent of real estate can only be posted by the owner of the property, his/her spouse, first and second degree blood relatives, as well as real estate agencies that have permits certified by the owner of the property.

• The owner's immediate relatives have the right to post ads, but they are prohibited from conducting and concluding transactions.
• 
  
• A corresponding application will be launched from January 1, 2025, and bypass routes for posting ads will be “blocked”.
• 
  
• To post an ad, you will need to indicate the property number in the appropriate column. The system will automatically check the owner and relationship.
• 
  
• The rules apply to all real estate properties, both for sale and for rent.
